Construction begins this month on Renngasse 10, the new residential building 3XN designed in the heart of Vienna’s historic First District. The 7-story, 16,000m2 project features a softly undulating facade wrapped in warm shades of anodized aluminum punctuated by horizontal bands, balconies and loggias.

The dynamic design lends a graceful movement to the building, a gentle but marked counterpoint to the traditional structures nearby. The project, developed by JP Immobilien and in collaboration with Malek Herbst Architekten, will be complete in September 2018. “Vienna’s architecture, rich with its own refined charm, creates a specific mood,” said Jan Ammundsen, 3XN Senior Partner.

“We designed a new building whose details, materials and a certain softness, we hope, contribute to this special atmosphere. Many historic Viennese buildings incorporate elaborate ornament. We took a contemporary approach – polished yet functional – to this luxury building and added subtle layers to the whole structure, establishing our interpretation of this distinctive architectural mood.”

Modern Living in Historic Vienna
Renngasse 10 comprises 73 homes ranging from 50 to 240m2, including four penthouses and several duplex townhouses, as well as space for a gallery, retail and services on the ground floor. The development brings NYC-style concierge service to Vienna with a doorman. Additional amenities include a Library with pantry for entertaining, fitness center, playroom and four levels of below-grade parking.

Residents and guests will relax in the rear courtyard, which will include a small water feature and expansive planted ‘living’ wall. All residences feature either a balcony or loggia, and the top floor units benefit from private roof terraces. Given the distinctive form of the building, over 75% of the apartments offer two exposures.

3XN brings the facade color palette and concepts into the fixed interior decor: metallic, wood and black finishes adorn the reception area and open stair, with natural stone floors and oak panels throughout the public areas. Source by 3XN.
