Located in the heart of Chicago’s Lincoln Park neighborhood, The Lincoln Common is set to revitalize the site of the former Children’s Memorial Hospital. Seeking to create a nexus for the community, Hines and McCaffery Interests partnered with SOM and Antunovich Associates to design a new 1.1 million-square-foot mixed-use development to replace the historic hospital campus.
Designed as a vibrant neighborhood center, The Lincoln Common creates a diverse mix of retail, office, and residential units linked by a network of gardens and courts centered around a public plaza. The Lincoln Common is located adjacent to one of the city’s busiest transit corridors, and is sited along the Lincoln Avenue cultural corridor, within walking distance of the Apollo Theater, Lincoln Hall, and Victory Gardens Theater.
Bordered by Fullerton Avenue, Lincoln Avenue, Orchard Street, and Halsted Street, The Lincoln Common activates the street with more than 68,000 square feet of open space, including the central plaza, landscaped gardens, and a children’s play area.
The development includes 105,000 square feet of retail space; two 20-story residential towers containing a total of 540 residential units; condominiums; an office building; and the adaptive reuse of a turn-of-the-century brick building original to the hospital campus.
Designed to reflect the vitality of Lincoln Park, The Lincoln Common incorporates a variety of building scales and architectural expressions to create a unique gathering place for the community. Through the addition of new outdoor spaces, and places to live, work, and shop, The Lincoln Common is poised to become a new hub in one of Chicago’s most dynamic neighborhoods.
Targeting LEED Silver certification, The Lincoln Common utilizes high performance exterior systems and landscaped roof terraces in both residential towers, and includes 75 percent diversion of construction waste from landfills, a 50 percent reduction in potable water use for irrigation, and use of recycled building materials.
