Team IP-Factory was shortlisted for innovative urban projects on the Bruneseau site

The Inventer Bruneseau RFP for projects launched by the city of Paris involves a plot of 8,000 m² (86,111.28 ft²) located between the 13th arrondissement and Ivry. The development of the freeway interchange proposed by Marc Mimram for the Porte d’Ivry, designed based on an urban project imagined by Yves Lion, opened a breach in the Périphérique or Paris beltway. This created the possibility to weave a connection between Paris and its inner suburbs through the infrastructure of the Périphérique.

The firm of Brenac & Gonzalez & Associés, finalist in this consultation, proposed to reconnect Paris and Ivry with a new district dedicated to territorial, ecological and societal transition. The IP-Factory team, comprised of a joint venture of developers (Kaufman and Broad, Sogeprom and the Grand Réservoir) and led by Unibail RW invited Brenac & Gonzalez et Associés to participate in this entirely new type of consultation launched by the city of Paris.

The project envisioned a neighborhood like a village on a human scale overlooking the Seine and anticipated the transformation of the ring road into an urban boulevard. IP-Factory takes advantage of the underpasses that have become available thanks to the repositioning of the access ramps where towers can emerge. A link is woven underneath this infrastructure via the Paris-Ivry pathway and a lively and innovative urban program.

With an innovative design based on a smart grid, the project proposes a genuine ecosystem of uses organized around the transition between the common areas of transition, the cultural spaces, shared areas, and zones dedicated to responsible dining, to repurposing, etc. Density is integrated vertically with mixed-use towers eschewing all formal experimentation. The project lays the groundwork for a new kind of domestic life offering the authentic Parisian art of living.

The most emblematic building of the IP-Factory project, the Tour B2A contains mainly apartments and shared facilities: nursery, restaurant, gym, open access panoramic rooftop and exhibition gallery. Brenac & Gonzalez & Associés designed the kind of apartments Parisians always dream about – warm, and sunny on upper floors with panoramic views, high ceilings, floor to ceiling glazed façades, corner living rooms and a terrace for every apartment.

The design work undertaken by Brenac & Gonzalez & Associés for Bruneseau is a manifesto for 21st-century apartment architecture. A new kind of architecture for Paris imagined for today’s lifestyles and the environment. The result of a process of intelligent thermodynamic and aeraulic modeling, the intelligent skin of these buildings’ façades enables them to adapt to every specific situation by taking maximum advantage of environmental conditions.
