PegasusLife, a specialist property developer who create desirable homes for the discerning older generation, has unveiled plans for a site in Seaford Sussex. The development, which now has planning approval, is to be called Hortsley and will deliver 38 high quality new homes. Hortsley will be central to the company’s ethos to create aspirational properties in beautiful locations.

Designed by award-winning architects RCKa, the development’s ethos is centred around promoting a complete lifestyle experience. The design encourages chance meetings and interaction between neighbours, the personalisation of space, and provides generous and flexible living spaces which cater for the diverse requirements of residents. Shared amenity and circulation are combined in a generous chequerboard stacked South facing gallery.

Large openings in the deck of the gallery provide a visual link to the amenity spaces on the floors above and below. Dual aspect and corridor free apartments allow for greater flexibility of use, with connectivity to both shared and private balconies giving residents control over their immediate environment and desired level of privacy.

Hortsley sits comfortably in its local context with appropriate scale and choice of materials. Brick and flint make reference to the local vernacular, forming a private walled entrance to the lush residents’ gardens. A small opening allows glimpses through to the walled garden, creating a sense of intrigue to passers by. Once entered, the lightweight and transparent cladding of the gallery is revealed – a moment of surprise that welcomes those to the high quality contemporary buildings beyond.

PegasusLife will also provide an estate-management element to deliver the proposition, including the communal gardens, which will operate in a totally transparent way, with a strictly not-for profit policy. Located on the famously scenic East Sussex coast, Seaford has a lively and welcoming sense of community.
