The exclusive condominium offering residential design and services that elevate Atlanta to new heights, has opened to its first residents and prospective purchasers. Co-developed by Selig Development, a division of Selig Enterprises and Rockefeller Group, 40 West 12th offers 64 residences and a highly amenitized, urban lifestyle in Atlanta’s most exciting neighborhood.

The building, designed by Architect Dan Joy, is a central component of Midtown Atlanta’s new mixed-use development, 1105 West Peachtree, that includes the new Epicurean Atlanta hotel, which also services the residences, a soaring Class A office skyscraper anchored by Google, and exciting new retail. With the construction substantially complete, buyers can now fully experience 40 West 12th’s expansive two- to four-bedroom layouts, upscale finishes, enviable indoor and outdoor amenities, and panoramic city views.

The opening of 40 West 12th also marks the reveal of the first model residence, a three-bedroom home with a den designed by Michael Morris of M. Crisler Designs. Future buyers are now able to tour the finished residence, as well as the building’s many amenity spaces, including a sky-high, all-season pool and a resident-exclusive indoor-outdoor lounge. Current pricing at 40 West 12th ranges from $1.1 million to $2.6 million and above, with Engel & Völkers Atlanta leading the sales efforts.

Situated in the heart of the neighborhood, 40 West 12th is designed inside and out by Rule Joy Trammell + Rubio (RJTR), a top Atlanta-based architecture firm. RJTR created expressed tectonic architecture throughout the three-tower development, and added a sense of character with a unique glass and concrete facade. Inside of 40 West 12th, RJTR designed the residences to elevate urban living with high-contrast accents, sleek lines and organic materials.

The kitchens feature Hans Grohe fixtures, Wolf and Sub-Zero appliances, white quartz countertops and custom cabinetry in three unique finish schemes. The bathrooms are outfitted with Kohler and Victoria + Albert tubs and sinks, and Porcelanosa hardwood flooring spans the homes. The 2,352-square-foot model residence builds on a modern aesthetic with pops of color, statement light fixtures, abstract artwork and indoor greenery. All of these touches complement the finishes and showcase the home’s generous floor plan.

Residences at 40 West 12th are distinguished by their impressive ceiling heights ranging from 12 to 14 feet tall; floor-to-ceiling windows offering stunning views of the Midtown cityscape and beyond; and dual-sided fireplaces opening to expansive balconies. Designed with placemaking in mind, the amenity spaces at 40 West 12th are central to the residential experience. The lobby provides a warm welcome with dark, rich finishes, and luxurious silk-clad walls and cove-lit stone.

Texture was used to capture guests’ attention at the concierge desk, which features a focal herringbone wall backdrop composed of individual wooden slats. The lobby-lounge features lush furnishings, a custom chandelier of gold and silver teardrops, and a feature wall that conceals the mailroom. The amenity level on the ninth floor where all three buildings connect was designed by RJTR to reflect the human experience of the street and communal green space.

Dubbed the “Sky Terrace,” the outdoor deck includes enviable views of the Atlanta skyline, a shared event lawn, a hotel pool and bar, as well as private, resident-only grilling stations and lounge areas. The space is a central gathering point for residents, office workers and hotel guests, and will be programmed with a host of events and activities year-round. Adjacent to the Sky Terrace is an indoor-outdoor, resort-style residents lounge.

This space features floor-to-ceiling glass, an operable awning bar window, grand ceilings and an impressive TV wall. The design epitomizes luxury with black-veined stone and gold. Residents will also have a private state-of-the-art fitness center with a yoga studio, and a private all-season pool with retractable glass walls that lift to reveal spacious and scenic terraces.

Services at 40 West 12th include 24-hour concierge, in-home food delivery, in-home personal chef and housekeeping, as well as access to Epicurean hotel services from catering and poolside concierge, to priority reservations and travel assistance. Beyond 1105 West Peachtree, residents at 40 West 12th are treated to an expanse of local offerings, including Whole Foods’ Midtown flagship on 14th Street and many of Atlanta’s most prominent restaurant and entertainment options.
