Co-developers Melkonian Capital Management (Melkonian) and RAL Development Services (RAL) announced the launch of sales for The Residences at Mandarin Oriental, Grand Cayman. Set to break ground this year (2022) and expected to be completed in 2025, the development will be the first Residences at Mandarin Oriental in the Caribbean, and the first luxury offering to be developed on Grand Cayman’s southern-most coast called St. James Point.

“The Residences at Mandarin Oriental, Grand Cayman is the first five-star property built away from the crowded Seven Mile Beach, setting a new standard of luxury on the island,” said Ryan Melkonian, Managing Partner of Melkonian. “Residents will benefit from a luxuriously secluded location, away from the tourist crowds, while still having easy access to the island’s multitude of dining and shopping, and other conveniences.”

Residences
The first phase of the residential offering is designed by renowned architect Hart Howerton with interiors by award-winning design firm Meyer Davis, and crowns the top four and five levels of the two hotel towers. These ocean-front homes, all with a terrace, offer some of the finest views in the Caribbean. Framed by a grand secluded beach, the cliffs of the iron shore and tropical maritime forests, homeowners will enjoy spectacular views from sunrise to sunset.

Penthouses offer an added bonus of plunge pools and fully equipped outdoor kitchens. “The Residences at Mandarin Oriental, Grand Cayman will lead the way for the luxury sector in the Caribbean,” said Robert Levine, President and CEO of RAL. “Given the ever-growing demand for luxury, the current market boom on the island, and the incredible benefits of owning on Grand Cayman, we expect these curated residences will be highly coveted.”

Homes feature richly layered natural materials that reflect the tropical environment, chef’s kitchens that are integrated into entertainment spaces, with custom cabinetry, Calacatta marble countertops and backsplashes, and the best-in-class European appliances. Ten-foot ceilings frame floor-to-ceiling windows, with hand-laid Gray Oak flooring interiors that seamlessly integrate the indoor and outdoor spaces.

Amenities
The next phase of the development will include an expansion of the resort’s amenities including a walking trail system, gardens and additional residences. Owners will enjoy the resort’s exceptional range of amenities – all enhanced by Mandarin Oriental’s legendary five-star service. This includes the beach with its protected swimming area, adult and lagoon pools, cabana and lounge services,
