The first stage of the development of P4 – a post-industrial complex in Warsaw’s Służewiec Przemysłowy area designed by JEMS Architekci – is at a close. The completed building will accommodate the four-star hotel Vienna House Mokotów. The P4 complex will be located at ul. Postępu 4 in Warsaw. Garvest Real Estate is the investor, known among other projects for the Pixel office buildings in Poznań, also designed by JEMS Architekci.

The new hotel building is a seven-storey cuboid which will, together with its twin structure, form the street front. The designers envisaged P4 within the broader context of the industrial architecture of this part of the city, and the brutalist character of the project was already becoming evident on the initial sketching stage. P4 will comprise of a total of four elements – with two additional four-storey buildings with cascading slips creating wide terraces.

The reinforced concrete structures are simple, yet distinctive and spatially present. The geometry of the pillars, beams and discs of the P4 buildings is strongly inspired by the industrial architecture of this part of Warsaw. A superior-standard four-star business hotel – Vienna House Mokotów – will open its doors in the first quarter of 2019 within one of the larger buildings, now completed. The monumental precast concrete and steel construction will be offset with the lush greenery of the interior.

The immense windows – going all the way from the floor up to the ceiling – create a sensation of being outside. The hotel will offer 164 rooms alongside spacious conference halls and a recreational section. P4 is located near Warsaw’s southern bypass road, in the vicinity of the Chopin Airport. The premises will include over 600 parking spaces for cars and bicycles. P4 is yet another project of JEMS Architekci in this part of Warsaw, one of the notable precedents being Platinum Business Park at ul. Domaniewska. Source and photos Courtesy of JEMS Architekci.
